POSITION SUMMARY:
· Requires a current Florida CAM license as well as prior management experience at a luxury, multi-condo high-rise property. Property Managers are expected to maintain a professional relationship with BOD, Unit Owners, vendors, and provide conflict resolution. Provide overall administration for the efficient and orderly upkeep, appearance, operation and management of the Association. Manager a staff of more than 20+ employees
POSITION RESPONSIBILITIES: including but not limited to
· Responsible for Association’s Annual Corporate Filing.
- Observes all safety standards and participates in the Company’s efforts to provide safe work environment. -
· Provide experienced assistance and recommendations to the Board in connection with annual budgets and the analysis of operation results.
· Site and administer the follow-through of any violations of the Rules and Regulations or any architectural violations of the Association and report such findings and actions to the Board.
· Solicit and analyze bids for services to be performed for the Association, and schedule work accordingly.
· Monitor the collection of homeowner maintenance assessments and follow through on Board implemented policy on the legal collection procedure for the Association.
· Monitor all Association insurance coverage and administer the filing of all claims made against or on behalf of the Association.
· Maintain and organize all files of the Association.
· Attend all Board meetings, and present written reports of all Association activity which had occurred during the month.
· Organize and attend the Annual Meeting and Budget Adoption Meeting of the Association.
· Solicit bids and schedule appointments of sub-contractors for any services to be performed. Monitor the performance of all sub-contractors and maintenance personnel of the Association.
· Conduct routine inspections by physically inspecting buildings and property on a routine basis for cleanliness, proper operation of equipment, etc.; document any irregularities for follow-up.
· Prepare monthly management. Relay via management reports any changes in Florida Statute 718 and 720.
· Review all invoices and purchase orders, code in accordance with chart of accounts, initial approval, and submit to either area manager or, when instructed, directly to bookkeeping.
· Supervise and monitor performance of office staff and security staff
· Assure all association contact; email and mailing address are maintained current. Maintain unit files including but not limited to: Monitor owner/tenant leases, and notify unit owners and Board of upcoming expirations.
OPERATING SKILLS, KNOWLEDGE & ABILITIES:
Education/Training/Computer literacy:
CAM License is required; proficiency and working knowledge of Microsoft Office Applications. Strong customer service, communication and interpersonal skills required
Experience/Knowledge/Abilities:
Must possess strong managerial background. On-site manager managing the Property or building operations, such as staff and service contracts, and resident improvements is preferred. Strong working knowledge of customer service principles and practices. Ability to read, analyze, and interpret technical procedures, leases, regulations or documents with a similar degree of complexity. Strong interpersonal skills.
Property Management Experience Minimum 5 Years
Language: Fluent in English, Spanish a plus!

Salary: $86,000.00 /year + Benefits
